
Spec Home
A spec home is a house a builder designs and constructs on speculation, meaning before a buyer is under contract, then sells once it is finished or nearly done. The builder picks the floor plan and finishes, so a spec home offers less customization than a true custom build.
A builder buys the lot, chooses the floor plan, selects the finishes, and starts building without a signed buyer, betting that one will show up before or shortly after the house is done. That bet is a spec home (short for speculative home). The plan is to sell the home during construction or once it is complete. The U.S. Census Bureau tracks these as homes "built for sale," a separate category from homes built under contract for a specific owner.
The trade-off for the buyer is choice versus speed. Because the builder made the design decisions, a spec home gives you less control over layout, cabinets, flooring, and fixtures than a custom build. In return, you see the actual finished product, you know the price, and you can often move in much faster, with no year-long design and construction wait.
For example, a builder in Fountain Hills might put up a four-bedroom spec home with a popular open plan and mid-to-high finishes, list it when drywall goes up, and let a buyer pick a few remaining options like paint and countertops. A buyer who wants a specific kitchen layout or a detached casita would be better served by a custom build.
A spec home sits between a production home, built in volume from set plans in a subdivision, and a custom home, designed from scratch for one owner. It is "move-in ready" rather than "made to order."
