
IRC M1411 Condensate Disposal: Keeping AC Water Out of an Arizona Ceiling
IRC Section M1411 controls how your air conditioner gets rid of the water it makes. When the air handler sits where an overflow could damage the home, the code requires a backup: a secondary drain, an auxiliary pan, or a float switch that shuts the unit off before the pan overflows. In Arizona that backup is what saves a ceiling.
An Arizona air conditioner runs for most of the year, and every hour it runs it pulls water out of the air. That condensate has to go somewhere. When the drain clogs, and in the desert they clog with dust and algae, the water backs up and finds the nearest ceiling. IRC Section M1411 is the part of the code that keeps that water from ruining your home.
Where the water goes
A cooling coil drips condensate into a pan under the air handler. A primary drain line carries it away to an approved point. The code wants that line at least 3/4 inch across, pitched at least 1/8 inch per foot, so the water flows out instead of pooling. That primary drain is the everyday path.
The backup the code requires
The real protection is what happens when that primary drain clogs. Where an overflow would damage building components, the code requires a second line of defense. That covers almost any air handler in an attic, or in a closet above conditioned space. You can meet it three ways: a separate secondary drain line, an auxiliary drain pan under the unit, or a water-level shutoff. The most common choice is a float switch, a small device that:
shut off the equipment served prior to overflow of the pan.
When water rises in the pan, the switch cuts power to the air conditioner before the pan can spill. You end up with a warm house and a service call, not a soaked ceiling.
Why this matters so much in Arizona
In many Arizona homes the air handler lives in the attic, directly over a bedroom or a hallway. Water that backs up there runs through the insulation and the drywall before anyone hears it. The code treats the pan and the switch as required, not optional, wherever an overflow could do damage.
Suppose the air handler sits in the attic above a master bedroom and the primary line silts up in its third summer. Water rises in the auxiliary pan, the float switch cuts power, and the house stops cooling on a 110-degree afternoon. You get a service call instead of a ceiling repair.
If the unit sits in a garage or a mechanical room where a spill drains away harmlessly, the backup may not be required. Where the equipment sits decides the rule.

These condensate rules are consistent across recent IRC editions, though the exact subsection numbers have shifted between them. Arizona sets no statewide code, so confirm which edition your AHJ adopted in the building code editions by city reference.
