Condenser Pad

Most condenser pads are precast concrete, a poured slab, or a molded composite tray. They carry the outdoor half of the system: the compressor, the condenser coil, and the fan. The pad is not decoration. Section M1305.1.3.1 of the International Residential Code sets three conditions for equipment supported from the ground. It has to be level. It has to sit firmly on a concrete slab or other approved material that extends not less than 3 inches above the adjoining ground. And it goes in the way the manufacturer directs.

Clearance is the other half of the rule. Section M1305.1 calls for a level working space at least 30 inches deep and 30 inches wide in front of the control side. The unit also has to stay reachable for service without tearing out permanent construction. Landscaping added later is what usually breaks this, when a block wall or a hedge closes in on equipment that passed inspection years earlier.

For example, an outdoor unit set straight onto decomposed granite in a Rio Verde yard sits down in the dust line. Blowing dust and fine gravel pack the coil fins. Monsoon runoff and drip irrigation pool under the cabinet. The unit slowly goes out of level as the soil moves. A pad lifts the coil above all of that, lets stormwater pass underneath, and gives the installer a solid base to fasten the unit to.

Set the pad right the first time, because moving one later means breaking into refrigerant lines. Size it so the unit sits fully on the pad with no overhang. Keep it out from under a roof drip line. Put it where a technician can open the service panel and stand in front of it. On expansive soil, ask the HVAC contractor to bed the pad on compacted base rather than loose backfill, so it does not tip a season after the pour.
